Full 40-Year Look Back & Title Report

One of our professional abstractors will travel to the land records of the subject property and search the land records for the 40 year period required by the Vermont Title Standards. Chadwick, Spensley & Fox will also provide a title abstract/report based on our search. Property information, vesting & chain of title documents, tax parcel documents and information, legal description, record of open mortgage / deed-of-trust / lien / judgment documents and information, Vermont Jurisdiction court history of current owner, and supplemental instruments and information relevant to title interest are provided.

Pre & Post Closing Updates

Clients looking for updates on the condition of title both before and/or after a closing can contact Chadwick, Spensley & Fox and have us search the land records records for any changes. We will perform the search within the timeframe you given us to ensure that all diligence is addressed for both title insurance requirements and as an update to those involved in a contract for the sale of real estate.

Lender & Owner Title Insurance Policies

Through First American Title Insurance Company, Chadwick, Spensley & Fox is able to offer financial institutions and purchasers of real estate title insurance policies for residential real estate transactions. If a title policy is required, Chadwick, Spensley & Fox will conduct the 40 year search as part of our service to you.
